Dawn’s Coffee Talk

Happy Fall, everyone! It’s a beautiful time of year, and the cooler temperatures are definitely a welcome change, especially as they help keep those hurricane winds at bay. This October has indeed been eventful for the Southeast, particularly in the Carolinas and Florida. Our hearts go out to those who have faced such unimaginable loss and devastation.

I’m incredibly proud of how our KW Family has come together during this challenging time. So many of you have stepped up—collecting supplies, driving trucks, participating in debris cleanup, and generously contributing to KW Cares. Your leadership and willingness to give back truly embody the spirit of our community. Thank you to all who helped take care of our agents in the Augusta, Valdosta, Savannah, Golden Isles, and Johnson City market centers.  I know many of our people are trying to find their new “normal” after Hurricane Helene.

As of today, KW Cares has made significant strides in providing assistance to those in need. Thank you for your continued support and for showing what it means to be a part of this family. Let’s keep the momentum going!

Here are the overall numbers for KW Cares distributions as of October 14th:

Helene:

214 Grants for $504K in assistance

601 generators for a total of $502K

Grand Total: $1M

Milton:

23 grants for $65K in assistance

200 generators for a total of $243K

Grand Total: $309K

Total for both hurricanes thus far: $1.3M

SE REGION #’S:

23 grants for $49K (mostly out of Augusta market center)

Keep in mind this only reflects emergency grants and those numbers change daily as we keep getting requests for them.  These numbers don’t include the Catastrophic Hardship Grants that we know KW Cares will give once folks settle their insurance claims.  We believe, in the Asheville area alone, we will be giving over 100 of those for up to $30K each totaling a $3M!

So you might ask, “What can I do now?” I have found that the successful leaders are those who give of their time, energy, and resources generously. I am grateful that here at KW we believe in being GENEROUS LEADERS. Productivity truly plays a key role in enabling us to give back effectively. The BOLD law teaches us that “The purpose of Business is to fund the perfect life”.

Step 1:  Get with your Market Center’s MCA to sign up for transactional giving.  This is where you give a set dollar amount of each transaction when it closes to KW Cares.  Our goal in the SE Region is to have 100% participation.  It can be $1, $10, or $100!  You set the amount you are comfortable giving!

Step 2:  If you haven’t yet, definitely consider signing up for one of the Business Planning Clinics! It’s a great opportunity to refine your strategy and boost your productivity. Let’s make the most of this month and turn our goals into action! When we make MONEY we can give MONEY!  Let’s grow your business so we can help be a resource for others!

PATRICK’S TECH TALK

Feeling overwhelmed? Ready to save some time? I’ve got a great tool for you.

Newsletters. Social Media. Marketing. Advertising. I get questions about these topics on a near-constant basis, and I wish there was an easy answer (hint: paying someone to “do it for you” isn’t the answer)

What content do I use?

When do I send it out or post it?

Why does no one look at it?

Why did this campaign work and this one didn’t?

These are all valid questions.

But before any of them, one thing must come first. In order to create valuable content for “the world”, you’ve first got to identify WHO your target audience is. EVERYONE who needs a house is not the right answer. Everyone is far too broad. But Mrs. Sarah, who you worked with 6 months ago, could be the who. She has 2 kids, has been married 10 years to her childhood sweetheart, is looking for that second move up in a certain school district, and would LOVE a big backyard.

Knowing EVERYTHING you can about that target audience changes EVERYTHING when it comes to your communication!

Next step… make some content! Talk into a camera. Go tour houses. Focus on what matters to Sarah, or John, or Alexis, or whoever it is you identify as your target audience, aka your Avatar. Then spread that information far and wide. Don’t focus on the big numbers when it comes to likes and follows either. Focus on relationships and leads. Go wide, meet new people.

Isn’t this a lot of work? And the short answer is… it can be. So, let’s make it easier.

I’ve got a tool that might help. One of the biggest bottlenecks I’ve seen in the ideas to content pipeline on social media comes down to editing and format, and while I have strong opinions on using generative AI in creative works, AI can drive a powerful editing tool.

Enter: Opus.pro.

Opus is not a KW technology, and is not an approved vendor, so make your own assessment here. Opus allows you to record videos of any length (though shorter ones tend to be better due to the cost involved in their credit system) and will identify some of the best sequences and create videos in a format usable for Reels, TikTok, Facebook and more.

For example, say you start a podcast to promote real estate learning in your market. You will certainly want to create bite-sized content you can share in stories, reels, and on TikTok, even if you want them to listen to the whole podcast, but in order to do so you’ve got to put in the time and energy of locating the best parts and cutting it down. Opus’s AI can do that heavy lifting for you. All you have to do is record your video, toss it in their platform, give the AI a prompt on what you are looking to capture in these clips, and let it go to work. Within 20-30 minutes, the

As a caution, not every clip will come out the way you want it, so be ready to test and tune, to tweak until it gives you the result you need. So far, I’ve had good results on longer form videos, especially those where the conversation or topic follows many threads. Overall, I’ve saved a tremendous amount of time and energy.

So, what do you plan on doing with Opus? Be sure to let me know. I’d love to see the magic you make.
