In 2010, a Keller Williams’ franchise was launched in Columbus, GA. With a small but fierce Operating Principle, Tracy Dean, and under the guidance of Cheryl Sadoti and Bob Kilinksi, we were fortunate to realize immediate profitability and sustainable growth into 2023. However, with growth comes challenges, and our market center certainly endured its fair share in 2023 when we realized theft by our well respected MCA. We persevered with a stable and committed Team Leader, Rick Carpenter, who held our office together with solid agent relationships he had built since 2019. He remained transparent and honest and, while difficult to hear at times, this solidified our agent’s confidence in us. Our investor group stepped in to rebuild the culture in the office that had been lost and the ALC worked hard to stop the rumor mill, thus helping close the back door.
When working with Region for approval as our market center’s new OP, I was asked what the most important position is in a Market Center. It is the Team Leader. Every. Single. Time. They are just as critical in growing your market center as they are in keeping it together during the hard times.
In 2023, we finished less than 1% behind Coldwell Banker, easily Columbus’ largest brokerage for decades. In 2024, we decidedly surpassed them as the #1 in units and volume. This milestone was achieved by a solid foundation that was built on relationships with our agents, consisting of mutual trust, and the determination and patience of our leadership over the years. The competition is not pouring into their agents, and this worked in our favor last year as we picked up a couple of top agents from competing brokerages. In a world of instant gratification, we must remind ourselves as leaders that slow and steady wins the race. We must invest in building strong relationships with our current agents. A solid TL and agent loyalty will carry you through the tough times.

The Art of Conflict Resolution: Because Fighting is Overrated (Like Decaf)
Happy Family Reunion Month SE Region! I can’t wait to see those of you attending in Vegas (Come find me! I will be at the COFFEE bars!) Recently, I had a conversation with a fellow leader in our region that asked if I could come and teach a class on conflict resolution. At first, I was surprised that she asked for me to teach a class on it. My mind went to “What do I know about conflict resolution?” Then it hit me…..as a regional director…it is what I do mostly each and every day on the job. This got me thinking more about the subject and after a coaching session with my strategy coach, I realized that most people are dealing with conflict resolution on a daily basis. It just might look different for each person and those who navigate it correctly have the best relationships.
Since conflict is a disruptor….like your phone battery dying at 1%—or running out of coffee on a Monday morning. Whether at work, at home, or while trying to decide what to watch on Netflix, disagreements happen. But don’t worry—mastering the art of conflict resolution means you can turn those awkward stare-downs into opportunities for teamwork, high-fives, and maybe even a coffee break together.
Why Do We Even Fight?
Most conflicts boil down to miscommunication, different values, unmet expectations, or just good old-fashioned stubbornness. Kind of like arguing over the best way to make coffee—French press, espresso, or drip? The key is figuring out why the argument started in the first place—like being a detective but without the fancy trench coat (unless you want one, in which case, go for it). Active listening and a little empathy can go a long way in defusing tension before it turns into an all-out caffeine-deprived meltdown.
Conflict Resolution Strategies (a.k.a. How to Keep the Peace Without Spilling Your Coffee)
- Stay Cool as Iced Coffee – Getting heated only makes things worse. Take a breath, count to ten, or sip a cold brew—whatever it takes to keep your cool.
- Actually Listen (Yes, Really) – Instead of planning your next zinger, try truly hearing what the other person is saying. Nod, paraphrase, and prove that their words didn’t just fly past your head like a barista calling out the wrong name.
- Watch Your Words – Using “I” statements instead of “you” accusations keeps things civil. Saying “I feel like my ideas aren’t being considered” is way better than “You never listen to me!” One invites conversation; the other invites an argument (or worse, spilled coffee).
- Find Common Ground (Hint: It Exists, Like Our Love for Coffee) – Even the most opposite of opinions usually share some overlap. Whether it’s a shared goal, a mutual frustration, or a love for a good dark roast, find that middle ground and build from there.
- Make It a Win-Win (Like Free Coffee Refills) – This isn’t a boxing match, folks. The goal isn’t to “win” but to find a solution that leaves both parties feeling satisfied. A little creativity can go a long way—just like discovering a new favorite coffee blend.
- Call in a Barista (or Mediator) if Needed – Sometimes, you need a neutral third party to step in and help sort things out. Mediation isn’t a sign of defeat—it’s a strategic move toward resolution, kind of like when you need a skilled barista to fix your complicated order.
The Perks of Not Fighting Like a Reality TV Show
When you handle conflicts well, relationships get stronger, workplaces become more productive, and your stress levels stay manageable (which is great for keeping those gray hairs at bay—and preventing unnecessary coffee spills). Learning how to navigate disagreements can transform problems into possibilities, making life a whole lot smoother.
So the next time conflict comes knocking, take a deep breath, sip your coffee, and channel your inner diplomat. Because peace is way more fun than endless arguments—plus, it leaves more time to enjoy a good cup of joe. And hey, maybe even treat yourself to that trench coat—you’ve earned it!
Meanwhile, I will be perfecting my AeroPress coffee technique for Vegas. Because who REALLY wants to stand in those long lines anyway!

Tired of living the same year of real estate over and over? New to real estate and don’t know where to start? You’re not alone. These might be where you are and who you are today, but the truth is that these are just mile markers in our career, and they do not define who we are. Today we should no longer be told by the market what we will make, or feel, to earn less when it is down, to earn more when it is up, rising and falling on uncertain seas… instead, we should Take Command of our future.
A lack of time, focus, and execution, these are what stand against us, these are our adversaries. So let us call them by their name, how about that? For a villain cowering in the dark when drawn into the light cannot stand. So, hello then, Mr. DIVERSION. We see you, and you know what? We’re coming for you.
Real Estate is a remarkable industry in which, with a license, the proper training, and a why big enough to face the challenges that come, you can change the course of your life and those who come after you forever. This is an industry of former educators who made barely enough to scrape by. An industry of first responders and those in the military service who have always put the lives of others first, while finding it hard to meet their own needs. This is an industry of little boys and little girls all grown up who want to give their family a better life than they had. An industry of those tired of being subject to a soulless corporate cycle who yearn to make their mark on the world and who need a platform for positive change in their community.
We come from all walks of life and take those experiences of ours to serve those who were once like us and beyond. We help the public navigate an ever-changing landscape to make informed choices around the most valuable asset they will likely ever own.
It is in that place, they will help their kids with ridiculous math homework late into the night. It is in that place they will invite friends to celebrate the best of times over dinner—and maybe a drink. It is in that place they will share a good game, a laugh, a college rivalry. It is in that place they will find a personal kingdom for which they can escape the noise of the modern world. We help them find that place. We help them come HOME.
So again, what stands in our way? A lack of Time… focus… execution. Mr. Diversion, we know you all too well. At KW we have the systems, the models, and the tools that we need, and because of this our success is always under our Command. Yet, Mr. Diversion, our true enemy, lurks nearby. To find success, we must internalize the idea that while what the market does is important, it does not define your success. That part is up to you.
Today we work to Define our Goals.
Today we work to Get our Databases into Order.
Today we design a marketing plan to see our goals met.
Systems. Models. Tools. That’s what we do.
So, do we let Mr. Diversion win? Hmm? Will we let him take control of our future? Will we let him rob us of our time, our money, our peace?… our dreams? Or has he met his match.
Command is the operating system for your business. It is the hub, the platform that will give you back the time you need to focus on the activities which matter most. Make no doubt, Real Estate is a contact sport, and what Command allows us to do is to be more human, more often, with more people. Command is our weapon against this enemy.
