Merry Christmas and Happy Holidays to all of our SE Region Family and Friends! Grab that favorite holiday mug and let’s have one last “fireside” chat before we end the year!  As we close the books on 2024, it’s the perfect time to pause, reflect, and celebrate all that we’ve accomplished together. Whether you’re new to real estate or a seasoned veteran, it’s clear that the past year has been full of growth, challenges, and remarkable successes. It has been a year of resilience! This year, we faced obstacles—some expected, some unexpected—but time and time again, we demonstrated the resilience that makes us the strong, AWARD WINNING SE Region!  From adapting to changes in the way we conduct our business to navigating shifting market conditions, we’ve shown that our ability to stay agile and work collaboratively is what sets us apart. The creative solutions, the willingness to pivot, and the support we offer one another are the cornerstones of our success. We stand Strong!  

None of this would have been possible without the dedication and hard work of each and every one of you. Every training class you attended, every team meeting you went to, the BOLDs you completed were small steps forward as a testament to the collective effort that makes our company what it is today. Thank you for your continued commitment, passion, and teamwork to be 1% better today and every day!

As we look to the year ahead, we are filled with optimism. 2025 presents fresh opportunities for innovation, growth, and collaboration. Together, we’ll continue to build on the momentum we’ve created and reach even greater heights. PATRICK’S TECH TALK

The past few years have been a whirlwind in real estate. Since 2020, we have seen at least 6 different real estate markets with conditions ranging from the pandemic lockdown era to the boom afterwards, stimulus level low interest rates, insane price increases, increased inflation, rate corrections, and the NAR settlement.

If you’ve lived through all of it, I just want to say, congratulations!

As we approach 2025, we are about to enter a new market, or so the experts and I myself believe. Regardless of the political lines that have been drawn, history tells us that after a presidential election, there is always an increase in demand for home sales. There are a variety of reasons this may be true, but the data is the data, and come spring we should see an uptick in the market. Couple that, with the predictions that although inflation domestically and globally have been sticky, we should start to see interest rates lower. We will likely not see the 2.99% we saw a few years back ever again, but mid or low 5s is very possible.

Over the past year, many of you have worked with potential buyers or even sellers who were on the fence when it came to affordability. Prices have gone up, and with rates high, it makes this one of the least affordable times in history to purchase a home. Affordability is a metric we watch closely at KW, and it is calculated based on a variety of metrics, but the basic idea with affordability is: “What is the average percentage of income does someone pay for their mortgage”. A good range is something like 15-20%. At these levels, people feel pretty comfortable. But we have seen as much as 40% or higher in some markets this year, and that is cause for concern.

All that could change soon, and if you’re ready to show up, poised and positioned to move, you can provide a truckload of value to your clients. Spend the next few months focusing conversations with your clients around what their personal thermostat is. How low do rates need to be, or how low does their payment have to be in order to incentivize them to take action? For some it could be 6%, some it might be 5.75% or 5.5%. Some might not even care about the rate, and are focused on payments… $1500 a month? $2000 a month? It will all depend on the client, but knowing this motivation will give you an open door for the booming spring we are likely to have ahead of us.

So how does tech come into play? Plain and simple, KW Command is the best place for you to keep this information either by tagging groups of buyers based on their personal thermostat, or by adding it to their notes after using a tag to inform you who you have touched. You can also utilize functions like Command’s bulk texting (in a TCPA friendly and compliant way) and bulk email to reach out and connect with these clients. And then we go about our days, watching the rates, watching the market, acting as their local economist of choice.

When the moment comes, you’ll be ready.
