Q2 Leadership Meeting

In July, leaders from across the Southeast Region came together for our Q2 Leadership Meeting — a day filled with inspiration, collaboration, and powerful conversations to drive our growth for the remainder of the year. From connecting with new leaders to sharing big ideas in mastermind breakouts, the energy in the room was contagious.

Dawn’s Coffee Talk

Hey SE Region!

Summer’s over. The flip-flops are in the closet, the sunscreen has expired, and your clients are back from their “just looking” vacations. You know what that means—it’s Real Estate Back to School season!

And just like the kids with their fresh backpacks and sharpened pencils, it’s time for us to get our real estate brains back in gear. So grab your coffee (the adult version of chocolate milk), and let’s review this year’s “Agent Curriculum.”

1. Math Class: Price Per Square Foot

Forget algebra—our math class is all about price per square foot and calculating how many showings it takes before you start speaking in listing descriptions (“This home is a charming 3-bed, 2-bath with a slightly distressed… agent”).

Extra Credit: Master calculating commissions faster than a client can ask, “Will you cut your rate?”

2. History: The Shift

History class is a refresher on The Market Shift—because just like the Revolutionary War, it’s something we can learn from to avoid unnecessary battles. And yes, Gary Keller is basically our history professor, minus the powdered wig.

3. Science: The Chemistry of Lead Generation

This is the lab where you experiment with open houses, social media ads, and awkward networking events in search of that perfect reaction. Warning: Combining coffee and cold calling may result in excessive enthusiasm and questionable voicemail tone.

4. Literature: Reading the Room (and the Offer)

In literature, we learn the fine art of interpreting client texts like poetry:

  • “We like the house, but…” = We don’t like the house.
  • “We want to think about it” = We already decided, but we’re avoiding telling you.

5. P.E.: Prospecting & Exercise

Yes, open houses count as cardio. So does sprinting to beat another agent’s lockbox arrival. Bonus points if you’ve ever done a showing while holding a latte, a yard sign, and your sanity—all at once.

6. Lunch: Networking

Because nothing says “relationship building” like standing at a mixer balancing a plate of mystery hors d’oeuvres while making small talk about interest rates.

Final Exam:

Q: What’s the answer to every client’s objection?
A: “Let’s set up a time to talk about your goals.”
(And possibly “Have you been pre-approved?”)

Bottom line: Back to school isn’t just for kids. For us, it’s a reminder to sharpen our skills, refresh our mindset, and maybe even buy a cute new notebook—because if we’re going to crush Q4, we need to show up like the star student we are.

Now… class dismissed. Go sell some houses. 🍎🏠

PATRICK’S TECH TALK

There’s a phrase that’s buzzing its way around the business world right now, and when I say buzzing, you likely can’t go a few hours (because of social media) without touching on it.

How do I get ahead of the AI game?

For those who have been reading my newsletter articles or coming to my classes for years, you know I don’t sugarcoat reality. You know that I come from a very human perspective on technology, its use, and how it can change the course of your career and your life.

So, how can we answer this question as solo real estate agents, small teams, or even those working expansion?

Bad news, good news.

Unless you’re developing the tech itself, you can’t be ahead of this curve. Sorry guys. It does not mean you are failing, FAR from it, because you can take advantage of it. And to be honest, as I said I always will be, many tech companies believe this race to be a zero-sum game. Meaning, he who controls the Super Intelligent AI that can do everything, controls the world (not just business).

As one of our speakers gave voice to my thoughts at Mega Agent Camp, “We can’t get ahead, but we can keep pace”. These tools are no longer unique. They have been given to us all to use as we can best. And as we know, when everyone has something, no one has something special. The value in business is in its scarcity, its uniqueness, a concept first penned in 1776 by Adam Smith in “A wealth of Nations”. It is the idea of what he calls utilitarian value vs marginal value (water vs diamonds). Water, while critical to life, is abundant, and so is worth not that much in dollars. But diamonds… You get where I’m going.

This moment we live in, it is YOUR opportunity. Your chance to get hyper focused on those which you service the best. You don’t have to win every market, every niche, just yours. Stop casting your net wide and trolling through these real estate waters hoping to catch all the fish all the time. There are too many boats out there. Go spear fishing instead.

So, where’s the actionable advice in this?

When interfacing with AI and using it in your business, ALWAYS ask yourself the question: What problem am I trying to solve?

Not all problems have a tech solution. Many problems in our industry are just behavioral. They have to do with our habits, our mindset, our direction. Everyone has different expectations of their career and what they want to get out of it.

If you want to sell a solid 30 units every year and be a solo agent, you can make an excellent living doing so, and with AI, you can reduce the need for an admin. If you’re a team looking to optimize your client-flow from lead gen to post close, you can use AI to reduce friction, take over the functionary tasks, and flat out automate some of the mundane processes so your sales team and admins are focused on human interaction instead of typing the same email again and again.

As Gary said from stage at Mega Agent Camp this week, AI should do one of two things for you in Real Estate. 1) Help you get more business. 2) Help you do more stuff. For you to know where to lean in, you have to understand yourself, your plan, your direction.

So, what is your direction? When you meet a potential future client, what comes next? Who do you serve best? And how can you deliver that service in a more systematic way so that it is repeatable?

If you’re feeling behind just know, you’re not that far behind. That said, don’t stop being human. Don’t stop showing up every day as the best version of YOU without the tools.

Action items:

  1. Get clear on what you want to get out of your business, how much you want to earn, and how you like to generate leads.
  2. Define your client avatar. Who do you serve best? Why do you serve them best? What do they find valuable?
  3. Identify the gaps. “What problem am I solving?” And if AI can help, use it, if it can’t, don’t stress. Find another way.
  4. We’re all in this AI boom together. Stay focused on why you got into this business to begin with. FOMO and comparison are the thieves of joy.
  5. Go be more human, more often, with more people.
