PATRICK’S TECH TALK

In a crowded social and digital media space, often times going low tech can be the perfect strategy. We all want to get something for nothing, but when your random home tour video is lost in a shuffle of millions of others posted that very day, it’s not doing you much good. I am not saying to not go social, strive to be viral, or to get in front of the most people as efficiently as possible, but what I am saying is that it might just be time to go do a legit open house.

The #1 problem I find agents struggle with outside of the promotion of their open houses is the follow-up. What if I told you KW Command can help automate that process? And… you can give them an item of value in the exchange?

Here’s how to create an open house landing page with instant, automated follow-up using KW Command.                                                                                    

  1. Create a Google Drive Folder, name it “Open House”.
  2. Upload a test document to that folder, an item of value an open house visitor might like (such as a seller’s disclosure, property information, comparables, etc).
  3. Change the “share” options of the folder to “Anyone with link”. This makes it where you can access the materials without logging in. (article)
  4. Inside Command’s Smart Plan Library, download the “Open House Followup Plan (General) 2025” Smart Plan by Patrick Mauldin. (article)
  5. After downloading it to your Smart Plans, edit the plan, replacing any placeholder links with the share link from the Open House Google Drive folder. There are text and email steps that contain them. (article)
  6. Confirm the Open House smart plan has everything you need such as the proper touches and steps.
  7. Go to settings in Command, create a lead route using “Open House: Site” as the lead source trigger. Have this source add the contact to your Open House smart plan as well as add a tag for the open house. (article)
  8. Test the trigger by creating an open house landing page on your KW website. Go to a listing, type /openhouse, and fill out the form on the generated page. (article)
  9. Copy the address (URL) of the landing page into Canva or create a QR code in Chrome for use at the open house. Test the trigger by filling out the form. Command will inform you that you received an open house lead. If the phone # or email submitted through the sign-in form are not currently in your Command database, the smart plan will trigger, and you will receive an email within a few seconds. If not, manually add the contact to a smart plan for testing.
