Dawn’s Coffee Talk
Happy Popsicle Sticks and Ice Cream Cones SE Region!!
Time has a way of moving fast like a melting popsicle stick when we’re not watching, doesn’t it? It’s like we blinked and July showed up with her humidity and high expectations. And somewhere between January’s resolutions and today’s reality, life got real. Some plans took off like rockets, while others stalled out at the launchpad. And that’s okay. That’s why mid-year reviews aren’t just helpful—they’re soul work. This isn’t about being hard on yourself. This is about pausing long enough to ask the right questions:
- What’s working?
- What’s not?
- What needs to be adjusted?
- And—most importantly—who am I becoming in the process?
In the same way a pilot course-corrects mid-flight, we need moments to assess where we’re headed and whether that direction still aligns with our plan and our core values. Ignoring the signs can lead us way off track. But when we make space to reflect, we begin to see how far we’ve come—and how intentional the journey really was. This past weekend, I sat with my planner, a strong cup of coffee, and my open heart. I didn’t just look at goals—I looked at growth. There were things I celebrated. There were things I mourned. And there were things I had to let go of with a quiet promise to myself: Finish strong.
Here’s the truth: You don’t need a new year to start again. You just need a new moment.
Let July be that moment for you.
✨ Schedule a mid-year review with yourself.
✨ Ask honest, spirit-led questions.
✨ Realign your energy, your efforts, and your expectations.
✨ And remind yourself—progress isn’t always loud. Sometimes it’s the quiet, faithful steps no one sees.
You’re not behind. You’re right on time. Keep going.
With you on the journey,
Dawn 💞

PATRICK’S TECH TALK
When asked what agents want to know the most about these days, there are three topics that rise to the top no matter what the market is doing: 1) Marketing 2) Social Media and 3) AI in real estate. Funny how each of these topics fall nicely into one another. AI can help you do social media more swiftly and with better accuracy, which can help you market yourself in business. While this is where hearts and minds are as of today, this is not to say we aren’t concerned about the economy. That’s where the rubber meets the road. But social media has an addictive allure. A sort of glamour they have scientifically made ultra-compelling almost like a drug. But at the end of the day, “exposure” does you no good if it doesn’t generate you leads or genuine connections.
With all these complexities in mind, agents often find it difficult to get started using AI to drive their marketing, feeling overwhelmed. We all know we should have some kind of social media presence, but where do we even start?
While this list is by no means conclusive, here’s a starting point, or a means to kick things up a notch if you’re underperforming:
1) Identify your target market. Know the types of clients you serve best with your unique experience and focus on what they respond to. This is more than generation and location. It’s interests. It’s values. It’s life journey.
2) Use tools like Chat GPT to create scripts for IG Reels or TikToks which include some kind of call to action or MOFIR (make offer for immediate response). Give the viewers clear instructions on how to follow through with your offer. Make it fun. Be authentic. Follow your local real estate rules and regs. When scripting, be clear what your objective is from the start. Remember, views do not equal sales (though they help with reach). While it might feel good to get the fleeting fame that views and comments give, your strategic objective should include some kind of lead capture and conversion or else you’re making content for the sake of it (which is fine too, just isn’t as profitable).
3) When possible, leverage tools like “ManyChat” to create auto-responders with DMS to those replying to your call to action, or link them to some kind of capture form with automation (especially if you’re videos go viral).
4) Start posting. Be consistent but in the beginning it’s more important to just get into action. Be okay with being cringe if that’s what it takes to start. Again, be authentic.
5) Test and tune your results. See what works, what doesn’t. Don’t get married to the outcome or medium, focus on the end results.
6) Be an active participant. Stop spending time on social media being a consumer in this game, focus on being a player. Comment on other people’s posts, like and share. Be a collaborator. Tag people. Make it a social extension of yourself, not just some bottomless pit you fall into.
7) And last, but not least, walk away. Set healthy guidelines on when and how long you will interact with social media. Like everything else we do in business, it can be mentally and emotionally draining. Spending too much time on social media is linked with a loss of focus and poor mental health. Use the tool for what it is, then give yourself the space to walk away. Doom scrolling serves no one, especially yourself. Trust me when I say, all of this will be there when you come back.
