Stop Marketing Real Estate. Start Marketing Your Services.
There’s a phrase that costs agents thousands of dollars every year:
“I didn’t know you did that.”
That’s a past client — or a referral — who hired someone else for a service you were fully capable of providing. Not because you lacked value. Because your marketing never made it clear.
Patrick Ferry — Senior Advisor of Digital Marketing & AI at KW MAPS Coaching — is hosting a live 90-minute Zoom training to fix exactly that.
Appointment-First Marketing Made Simple™
📅 Thursday, June 4, 2026
🕐 12:30pm ET
In one session, you’ll learn how to package the services you already provide into messaging that creates real conversations — using StoryBrand and AI to do the heavy lifting.
Every attendee walks away with:
-
- The Appointment-First Logic Model
- A free playbook with 5 AI prompts to launch your first campaign
- A live campaign built in under 2 minutes — on the call
If your marketing sounds like everyone else’s, this is the session to change that.

KW Cares Month is HERE. Have you donated?
When your Market Center raises $890 or more on a Cares Month fundraising page, your office will win access to a coaching call with Mo Anderson this summer, and the Market Center that raises the most money will win an in-person coaching session with Mo for the entire team!
We need your help so we can be there for associates in your Market Center when they experience situations like a house fire, a cancer diagnosis, an accident, or the loss of a spouse.
All you need to do to find your Market Center’s unique page is the link below, select “Find a Fundraiser,” and type your Market Center’s name (not the number).

KW NextGen – Southeast Region Update
As we continue building KW Next Gen across the Southeast, I wanted to share a quick regional update along with some exciting momentum already happening throughout our region.3
The Southeast Region has already generated:
• $18,676.45 in total gifts
• $17,941.95 from closing donations
• 456 unique donors
• $4,050 awarded through events, scholarships, and coaching opportunities
This initiative is still in the early stages throughout our region, which makes this momentum especially exciting.
Congratulations to the following Market Centers already achieving Bronze-Level giving recognition for 2026:
• Atlanta-Newnan
• Atlanta-Sugarloaf
• Atlanta-Peachtree Road
• Knoxville-West
Additional Market Centers continuing to support KW Next Gen through closing donations and contributions include:
Birmingham-Vestavia • Savannah • Atlanta-Metro East • Augusta • Atlanta-Decatur • Cleveland • Chattanooga-East Brainerd • Nashville-Spring Hill
A special thank you as well to the leaders, chapters like KWYP Atlanta & Atlanta South, and contributors already helping move this mission forward across the Southeast.
One of the most exciting parts of this mission is seeing direct impact stories from within our own region.
This year’s Southeast recipients awarded Quantum Leap Coaching include:
• Rylee Wright | McRae-Helena, GA
• Zavier Shabazz | Lilburn, GA
• Ymorah Blakeney | Atlanta, GA
These are future leaders being directly impacted through KW Next Gen opportunities, and this is exactly why the work matters.

QL SUMMIT 2026
June 4–6 | Austin, TX
Many Market Centers and Regions across KW are choosing to sponsor a young adult to attend QL Summit this year as an investment into future leadership development.
This is more than sending someone to an event. It creates exposure, growth, and long-term opportunities for future leaders within our communities and Market Centers.
Market Centers also have the opportunity to host local QL Summit Watch Parties live in-office as another way to engage agents, families, and young adults locally.
Learn more here:
QL Summit 2026 Event Information
━━━━━━━━━━━━━━━
Over the next several months, my focus across Georgia, Alabama, and Tennessee will continue to center around:
• Expanding awareness of KW Next Gen
• Identifying strong Market Center Ambassadors
• Building intentional leadership pipelines
• Connecting future leaders to meaningful opportunities
This is not a mass rollout approach. The goal is intentional growth with the right people in the right Market Centers who truly embody leadership, culture, and contribution.
If your Market Center would like more information about KW Next Gen, QL Summit, Watch Parties, sponsorship opportunities, or Market Center Ambassador involvement, please feel free to reach out directly.
Thank you all for continuing to invest in future leaders across the Southeast.

Dawn’s Coffee Talk
Happy May, everyone! There is something so re-energizing about this time of year. The trails are green, the air is fresh, and here at Keller Williams, May carries a very special significance: it is KW Cares Month.
While we are officially in a season of growth and new beginnings, we haven’t forgotten the resilience our community showed following the devastating hurricanes that hit the Southeast in late 2024. Looking back, the recovery efforts in places like Asheville, Augusta, and Johnson City were monumental. Our KW Family stepped up when it mattered most, distributing over $1.3 million in emergency aid and generators in the immediate aftermath of Helene and Milton.
Today, as many of our agents have settled their insurance claims and navigated the long road of Catastrophic Hardship, KW Cares continues to be the backbone of our culture. We don’t just talk about being a family; we fund the safety net that catches us when life takes an unexpected turn.
The Power of Generous Leadership
I’ve always believed that successful leaders are those who give of their time, energy, and resources without hesitation. In our ecosystem, Productivity = Impact. The BOLD law reminds us that “The purpose of business is to fund the perfect life,” but as leaders, we know that a “perfect life” includes the ability to show up for others in their darkest hours.
When we grow our businesses and increase our production, we aren’t just hitting targets—we are increasing our capacity to be a resource for our peers.
How You Can Take Action This Month
To celebrate KW Cares Month, I am challenging our region to lean into two specific steps:
- Step 1: Commit to Transactional Giving. If you haven’t already, sit down with your Market Center’s MCA today. You can set a specific dollar amount—whether it’s $10, $50, or $100—to be automatically donated from every closing. Our goal for the Southeast Region is 100% participation. Imagine the impact we could make if every single transaction fueled our ability to help!
- Step 2: Boost Your Productivity. The best way to give more is to earn more. If you want to refine your strategy for the second half of the year, sign up for an upcoming Breakthrough 120 class. Let’s turn your big goals into massive action. When we make money, we can give money!
As a member of the KW Cares Board, I see firsthand the lives that are changed by your contributions. You are more than agents; you are Leaders Who Give Generously.
Let’s make this May our most impactful month yet.
BE BLESSED!

PATRICK’S TECH TALK
A question I get asked again and again in this current era we live is: “What is the best AI tool for me to use?” This question is not much different than what people asked a few years back, “What’s the best CRM?”. Or before that “What’s the best email platform?” Though the tools have changed, the reality of our situation has not. As humans we are always looking for the easiest path, and as business professionals it feels smart to ask “what is the best” because, I mean, we want the best. Right?
Challenged with this question I started thinking hard about technology use and what roles it plays in our businesses. Following Gary’s one thing model, I worked to simply it all, but came up with 2 items instead of just 1.
Technology in your business is here to solve 2 things:
1) Help you get more appointments
2) Help you streamline your administrative processes
That’s all. It’s as simple as that. So, when you’re choosing the tool, creating a process, putting a system into place, ask yourself the question: Does it solve one of these?
Social Media Automation: Will this help me connect with new buyers/sellers and stay in front of my people? Depends.
Generative AI Videos or Images: Will this help me connect with new buyers/sellers and stay in front of my people? See where we’re going?
Contract Analysis or Broker Tools: Will this help me spend less time and catch more errors to streamline my administrative tasks? It could.
Talking to my chatbot to get a lift about the hard day I’m having: A human would be much better to help out with this.
No tool, in and of itself, is good or bad; it is all in how we apply them.
So, before you sign up for the next thing, before you add another tool to your tool belt, understand better where this will fit in. Don’t just grab another gadget for your Real Estate kitchen that helps you make Julienne Fries when you hate eating potatoes (just kidding, who hates potatoes?).
And before anyone asks what my favorite AI model to write in is, it’s called my brain (I didn’t spend 16 years getting better at this for nothing). I have no judgement for anyone who does use AI for some writing, but I find great joy and self-expression in using my words, even if it’s harder. Sometimes the harder things are better.
So go out there and get more appointments, my friends. Cut the life sucking tasks out of your day. Open the doors for more conversations and more success.
~Patrick
